What is Dakhil Kharij (Land Mutation)?
Dakhil Kharij is the official process of updating land ownership records in government revenue records (Khatiyan / Jamabandi) when land changes hands. It is mandatory to complete the mutation process after any change in land ownership to ensure your name appears as the rightful owner in the official Bihar Bhumi records.
Without completing Dakhil Kharij, even if you have a registered Sale Deed, the previous owner's name continues to appear in the land records. This can create legal complications in the future.

- Step 2 - On the Home Page, click on "Online Dakhil Kharij Aavedan Karen" (Online Mutation Application).
- Step 3 - You will be redirected to the login page. Click on "Registration" button.
- Step 4 - Fill in your personal details — Name, Date of Birth, Gender, Category, Aadhaar Card Number, Mobile Number and Email ID.
- Step 5 - Submit the registration form. You will receive your Registration ID and Password on your registered mobile and email.
How To Apply Online for Dakhil Kharij 2026
- Step 1 - Visit https://biharbhumi.bihar.gov.in/Biharbhumi/UserLogin and login with your Registration ID and Password.
- Step 2 - Select User Type as "Citizen" and enter Mobile Number, Captcha Code and click "Sign In".
- Step 3 - After login, click on "Online Dakhil Kharij" (Online Mutation Application) option.
- Step 4 - Select your District, Block / Circle and Village where the land is located.
- Step 5 - Enter the land details — Khata Number, Khesra (Plot) Number and other required information.
- Step 6 - Upload all required documents — Sale Deed, Aadhaar Card, Photograph etc. in the specified format.
- Step 7 - Review the application carefully and click "Submit".
